What's included
A full janitorial program covers restroom sanitation and restocking, trash and recycling, dusting and high-touch disinfection, floor care, entrances and glass, and breakrooms — with optional day-porter coverage during business hours. Every service below is done in-house by our own vetted, bonded, insured crews — scoped to your facility and your schedule. No subcontractors, no rotating cast.
Toilets, urinals, sinks, mirrors, partitions, and floors cleaned and disinfected every visit — the part of your building people judge first, kept consistently clean.
Toilet paper, paper towels, hand soap, and can liners kept filled in restrooms and breakrooms, with a heads-up before you run low. We can buy supplies or just keep yours stocked.
All trash and recycling collected, bins relined, and waste taken to your dumpster or compactor — at every visit, building-wide.
Desks, ledges, sills, and shared surfaces dusted, plus EPA-registered disinfectant on doorknobs, switches, rails, and shared equipment. We can use your preferred products.
Vacuuming and mopping every visit, plus auto-scrubbing, strip & wax, and carpet extraction on a schedule — hard surface and carpet kept looking new, not worn down.
Daytime upkeep for busy buildings — restrooms restocked, breakroom and lobby tidied, spills handled, and high-touch points wiped while you're open.
Entry doors, glass, mats, and lobbies kept clean and presentable — the first impression every visitor and employee walks through.
Counters, sinks, tables, and appliance exteriors wiped down, floors done, and trash out — the spaces that get messy fastest, handled every clean.
Nightly, several times a week, daily, or weekly — after-hours or around your operations. We build the frequency to your traffic so you pay for what your building actually needs.
Pricing
Janitorial service is priced as a flat per-visit rate based on your square footage, scope, and frequency — we walk the building free and send a quote, usually the same business day, so you know the exact number before we start. For context from our own Polk County job data: a one-time deep clean runs a median of $268 (typically $200–356), a standard clean a median of $136 (typically $114–162), and a post-construction builder final about $749 median — see the full breakdown in our Central Florida cleaning cost study. Recurring commercial accounts are quoted per building, and month-to-month means the price has to keep earning your business.
Frequency
Most Polk County offices and facilities run nightly or 2–3 visits per week; high-traffic buildings, medical spaces, and public-facing facilities usually need nightly service plus a day porter, while low-traffic offices do fine weekly. We build the frequency to your actual traffic — restrooms and trash drive the schedule more than square footage does. For a sense of visit length, our cleaning duration study shows a standard clean averages about 91 minutes and a deep clean about 3 hours; commercial visits are scoped to your building at the walkthrough.

Janitorial services · FAQ
Nightly (or after-hours) janitorial is the full clean — trash, restrooms, floors, dusting, and disinfection done when the building is empty so it's ready before you open. A day porter works during your hours, keeping restrooms stocked, the breakroom and lobby tidy, spills handled, and high-touch surfaces wiped through the day. Lots of our accounts run both: a day porter to hold the building together and a nightly crew to reset it.
No. Our janitorial accounts are month-to-month. We'll do a free walkthrough, send a flat quote, and start on whatever schedule fits. If something isn't working you can adjust or cancel — we'd rather earn the account every month than lock you into a year you regret.
Yes. Orchid is fully bonded and insured, and we'll provide a Certificate of Insurance naming your company or property manager as additional insured. Most commercial buildings and property managers require it before we start, and we can have it over to you quickly.
Yes. We keep restroom and breakroom consumables stocked — paper towels, toilet paper, hand soap, and can liners — and flag you before you run low. You can buy the supplies yourself and we'll just keep them filled, or we can handle the ordering and fold it into your invoice. Whatever's less hassle for you.
Just about any commercial space — offices, medical and dental, schools and daycares, churches, retail and showrooms, manufacturing and production floors, warehouses, HOA clubhouses and common areas, and civic and government buildings. If it needs a recurring janitorial crew in Polk County, we've likely cleaned one like it.
It's a flat per-visit price based on your square footage, what's in scope, and how often we come. We walk the building first, talk through what matters to you, and send a quote — usually the same business day. No hourly surprises and no per-visit guessing; you'll know the number before we start.
Every cleaner is background-checked, and we follow whatever access process your building uses — keys, fobs, alarm codes, or a property-manager check-in. We keep access details locked down and assign a consistent crew, so the same trusted people are in your building every visit instead of a rotating cast.
Yes. We service multi-location accounts across Polk County on one agreement and one invoice, with the same standards at each site. If you've got several buildings — or you're a property manager with a portfolio — we can scope them together and keep a consistent crew assigned to each one.
Free walk-through. Same-day flat quote on most facilities. Certificate of Insurance available on request.
